The rezoning approval on Sanderson Drive, from low-intensity industrial to medium-density residential. Records the 4–0 vote and the proffered conditions, including a connector road into Stonegate Phase 3 beginning at the 110th building permit.
Kimley-Horn — Beahm Property, Response to Comments
July 10, 2024. The traffic consultant's numbered replies to review comments from VDOT and the county. Response 8 states Stonegate Phase III as 40 homes. Response 11 reports that modelled queues extend onto the railroad track under existing and no-build conditions. Response 17 reconciles the unit counts. 3 pages.
Botetourt County — Planning Commission legal notice, December 2023
Public hearing notice for the December 11, 2023 Planning Commission meeting. Includes the Valley District request to rezone 1.9 acres from Agricultural (A-1) to Residential (R-3) on land between Sanderson Drive and Stonegate Drive, identified as a portion of tax parcel 107-1A.
Western Virginia Water Authority — Invitation for Bid, WVWA-ENG-25-17
Old Mountain Road Sewer Line Extension. Two 12-inch sewer line extensions totalling roughly 1,250 linear feet, including 110 linear feet of 24-inch steel casing installed under the Norfolk Southern Railroad. Bids opened November 20, 2024. The plan set contains the alignment sheets.
Botetourt County land transfers — Fincastle Herald
Monthly recordings of deeds filed with the county. The May and September 2025 lists record lot conveyances from Stonegate Properties and The Village at Stonegate to Stateson Homes. Linked rather than reproduced — the underlying transfers are public record, but the compiled article belongs to the newspaper.
Both figures are correct and describe different things. The county's own meeting notes for October 22, 2024 describe a 225-lot subdivision — that is the full build across both counties, 100 single-family homes and 125 townhouses. The figure of 147 is the maximum proffered for the Roanoke County portion alone. The unit counts are reconciled in Response 17 of the Kimley-Horn memo above, which corrects an earlier discrepancy between the concept plan and the trip-generation table.
